DHA Islamabad Market is buzzing around this newly launched Sector by DHA Islamabad – Rawalpindi. A lot of questions are being asked by our clients regarding this investment opportunity. Majorly, about its location, prices, payment plan, and balloting. And is it overpriced? Did land acquire or not? Is this a good opportunity?
We would like to address all of them here. This blog is divided into two sections. Initially, we will cover the Project Details & secondly a detailed analysis.
DHA Islamabad Overseas
The first talk about the project, on 20 Nov 2022, DHA Islamabad – Rawalpindi launched a new project “Overseas Sector”, in Phase 4, comprising 1 Kanal Residential Plots for Local and Overseas Pakistanis on up to 3 years attractive installment plans.
It is ideally located in the surroundings of the Soan River in DHA Phase 4, The DHA is marketing this Overseas Sector as “home to world-class luxuries and opportunities, right in the heart of DHA Rawalpindi”.

The Processing Fee for 1 Kanal plot is PKR 20,000/- which is nonrefundable.
Last Date to Apply
At the launch of the project, the announced last date to apply was 12 December 2022 but on 23 Nov it has been changed to 25 November 2022.
The plots will be allotted through the transparent computerized ballot within 2 weeks of campaign closing followed by Map.
The plots in Overseas Sector, DHA Phase 4 are expected to be ready for possession in two years around December 2024.
The plot is available on a quarterly installment plan spanning over 3 years. A lump-sum payment option is also available and has to be made within 60 days. And in the case of the Corner Category Plot, applicants will have to pay 10% extra charges.
Lump sum Plan: Rs. 22,000,000/-
1-year installment plan: Rs. 23,100,000/-
2-year installment plan: Rs. 24,200,000/-
3-year installment plan: Rs. 25,300,000/-

The possibility of getting it delivered on time is high as Land Acquisition is complete and development has already started. A map will be out soon right after balloting. The expected time for completion is 2 years and the plots in Overseas Sector, DHA Phase 4 are likely to be ready for possession in December 2024. You can read more here.
Why DHA Islamabad Phase 4?
Before discussing the prominent features, take a look back at DHA’s previous launch of the overseas sector in Phase 5. In October 2020, DHA launched Sector J(10 Marla) & K(1 Kanal) exclusively for overseas Pakistanis in Phase 5 – a successful project and good profit made by investors.
- Direct Access to DHA Phase 1. Overall it’s at a heightened location, more height to the Intellectual Village of Bahria Town Phase 7
- Askari 14 is right next to it and Bahria Phase 8 is just across the Soan River
- A bridge is under construction which connects Sector A of Bahria Phase 8, with DHA Islamabad Phase 4.
- Possession of Sectors A, B & C has already been announced in June 2022. The price range is 2,25 to 3 Crore for 1 Kanal for these sectors. Construction of houses has already started in these sectors.
- Lahore Grammar school is to be inaugurated soon in Phase 4, DHA Islamabad.
- Morgah Avenue which connects DHA Phase 4 and Askari 14 is being completed already.
- Forest Park is to be launched soon in sector B
- 24/7 Security & Surveillance
There has been a lot of talk about its overpricing. This is a fair argument if we look towards overseas sector K of DHA Phase 5, at the time of launching the price was 1.5 Crore and today Market Value is around 3 Crore for 1 Kanal. High inflation has its own impact. Also, the Market Value of the File for Sector G of this Phase 4 is already touching 1,25 to 1,30 Crore as of today. Now talking about its investment return the price announced for this sector is a bit high so less margin for investment as compared to overseas sector J&K in Phase 5 of DHA Islamabad for the short term. But this is a good opportunity for long-term investment as it has a great location and other amenities to offer.
